Making Sense of the New Property Tax Laws
All right,
Is everyone as confused as to what the legislature proposes for us to vote on in January? ![]() Let me see if I got this: In June 2007, the Florida Legislature passed two laws. The first rolled back local government spending. I am not going to go into further details as you can find out more at bcpa.net. Essentially, I don't think this will have that much effect as schools, which account for 40% of taxes, are not required to make any concessions under this law. The second was a proposed amendment to the constitution which will be voted on in the Presidential Primary in January 2008. The amendment is a all-or-nothing deal that includes a "Super Exemption" for homesteaded properties, a phase out of the SOH(save our homes) and the 3% cap, and some other stuff for business property, marinas, and rental property. The idea behind this amendment is basically to eliminate SOH for the future and give new home buyers the super exemption. bcpa.net has a nice feature whereby you can compare how you will do with the "Super Exemption" vs. the SOH. The answer really depends on when you bought your home. If you managed to buy in 2001 or about that time, then SOH is the better option. However, realize that you will essentially be trapped in your existing home as the SOH does not carry over to any new homes. One thing I wish the legislature added would be the ability to take the SOH with you to your next home. |
